If you go for the Xterra, made sure it is after 2010. Problems galore in the previous years. I would start with regearing and see if it helps.
Honestly though, find a first gen Sequoia or even GX 470with the 2uz for better pulling power.
I would keep looking for the used tranny. Rebuilds are northward of $3000 and more. I think 99s still have transmissions available to them but of course are on back order.
+1 with the crank tooth sprocket. Your biggest PITA will be getting three crank bolt loose.

Had the #2 transfer case solenoid go bad on me. Decided to replace all four. Along with some new Mobil Delvac 75w90, it has never shifted quicker into 4wd in sixteen years.
Nope, I had to remove the seat. Getting to the motor isn’t the easiest thing if one has large hands. In the end when I recovered the seat I didn’t reinstall the switch but it doesn’t bother my back.

If you have access to a smoke machine, I would undo the lines and see if one may have collapsed internally. On most GMs I have worked on, either the canister is clogged or the vent solenoid is dead.
