With the tires, you got the Dunlops so you can ride them out til half way through the lease but thats 24,375 miles cause when you turn it in it will be 48,750 so either ride out the tires half and half or put some new tires on it and just keep the dunlops in a cool dry place until the truck has to be returned and swap them back on.
I've leased and owned plenty of cars and your gonna want to buy a 2nd set of tires just cause the Dunlops will become slicks even if they appear to have tread on them, and I know with my Pathfinder when my OEM wore down but still looked good, in 2HI going around a turn in the rain the rear would fishtail, thats an eye opener, I don't know how the 4Runner does in 2HI but so far the Dunlops on the AWD are good in dry and wet weather, snow just gotta be careful.
You can probably avoid fishtailing in rain by switching to 4HI/AWD on the V6 and avoid loosing the rear, and the VSC should keep it straight, the Nissan had none of that just 4x4.
As for the mods, I know far to many people who mod the cars up and it's a lease, I had a friend with an LS1 Camaro keep in mind it was leased, he had new cams, NOS, bigger juel injectors, roll cage, racing slicks, but a friend bought the car cause the buy out was low and he had 50k worth of work in it.
I tell people all the time, ease up with the aftermarket you leased it just change the oil and do minor things, tint the windows

Chase is cool, you gotta build up credit with them before they give you lower interest rates, the 2500 is a good buffer but you indirectly pay for that cause their lease is say 525 where other banks can give you 485 but no 2500 buffer.
Just treat the lease like it's yours, cause damage adds up fast, little things are expensive and big things are :awais: and other then that change the oil every 5k and your good
