Paint Problems (residential)

As we prep this place to sell, we are adding fresh paint throughout. A particularly troublesome room has been the master bath. We are going from a dark brown gloss to a lighter neutral flat. So I decided it would be a good idea to sand and prime... but this crap us coming off in chunks! I've had to stop every few minutes to clean the sand pad. I've done my fair share if wall repair and reprinting but this just seems odd. I think I'll have to take a second run at it and use some decent primer. Anyone else ever encounter this problem?

And I get areas like this were it pulls off clean to the drywall and seems like some of the paint melts... grrr

You're paint has had the moisture soak in to it. All the showers and steam hav done it, and now its getting "gummy". Best bet is to skip sanding, just prime. Use a high quality primer like Kilz, that stuff will hide anything, and make a nice flat, sheen free base for color to adhere to. Dont take any showers, Just let it dry a day, then prime. After letting it dry, run over any rough spots with finish sandpaper, that brbital is too much power for whats needed. You'll then need a couple coats of the flat color.

Heads up though, that Kilz is strong, make sure you have good ventilization going on...or take breaks.

Thanks for the reply - that makes sense. I was planning on just doing a quick run with the ROS at first to help flatten out some of the texture that was left by the last paint job, but when it started coming off I started putting more pressure and I imagine that didn't help. I picked up some Zinnser/Bullseye 1-2-3 this morning for another project - will that work as well or should run out and get some Kilz?

That 1-2-3 will be just as good. That stuff hides all kinds of stains, and can even help smooth out the texture. Bathrooms are usually a whole other beast because of the moisture they are subject to every day.

+1 on the Kilz. That stuff is amazing. It is so good, that before I do anything, even changing a color, a coat of that goes on. Makes the finish coat that much easier to apply. It is pretty strong, though. However, the last time I used it, they had a water based Kilz that had just come out (instead of oil based) and it worked just as good without the harsh fumes. Good luck.
