'04 and up SR5 and Limited Models can have the 3rd row seat option. Sports can't have 3rd rows.

You won't be able to do an aftermarket modification.
And if you're able to find a 3rd row, the 3rd row seats are very VERY uncomfortable. You're probably going to put your kids back there.
Get the Sienna. Much roomier, 3rd row seats can hide away when not in use, flush to the floor and Automatic Remote Doors.

Yes, there are 04 up used 4Runners with 3rd row seats. And if you want an aftermarket 3rd row, they may not be comfortable and safe compared to OEM installed...but sure you can add a 3rd row.

I searched for 9mos for a 4Runner with a third row. They are very hard to find. I guess there are not many people with kids buying this vehicle. Anyway, as already stated by borgzman, there are aftermarket seats available. I have a 07SR5, the seats are not comfy but they work and can be easily removed. Kids seat only though, not much leg room. I went to autotrader.com and put

I just noticed that one of the Cars listed on CARMAX is located in Raleigh. I live close to them, and can take a look at it and give you some feed back. Where was this 4Runner when I was looking??

V8 Limiteds with the rear-air suspension does not have third row seat options.
I've seen quite a few SR5s in the area with the third row. Probably 1 in 10 or so. I've seen a couple Limiteds with it as well. I would guess that no more than 5% or so of all the 4Runners made have the third row option.

When I bought mine, the one I liked had the 3rd row in it. The salesman told me it was a unicorn, i.e. hard to find model. Ironically, the two next to mine also had the 3rd row in them. So much for being hard to find. 
My 07 SR5 came with the 3rd row. I was waiting for a t4r with the side and curtain airbags to come in, and it happened to have the 3rd row as well. They are terrible seats. I don't know how anyone over 3 feet tall could use them. They also hang on the side to be stowed and takes away about half of the usable cargo space in the rear. I guess they are only useful for extra weight in the back for winter driving.

When I was looking for 4Runner I wanted the 3-rd row, but I also need all the link I can get with all seats folded down. And unfortunately if you get 3rd row you will also get a second row with

I was in the same boat. I couldn't find one so I gave up. Then I start seeing SR5s popping up with 3rd rows all over the place. I agree though -- they are not very comfortable for the 4th gens

3rd row seat options are rare as hen's teeth. For those committed to get them, there is an aftermarket company that makes a kit for them. Looks OEM.

Same here. 4 years ago I was looking for third row. I did a 100 mile search and found 2. First was gone before I could get down there, and second I was able to scoop up. I have small kids and I love the third row for them, or even just short trips with an adult back there (just gotta kinda sit sideways).
