interestingly, we looked at a home right on the river (Bitterroot River) just below and maybe a 5 minute walk from the one we bought. It needed a lot of attention and the zoning is very mixed in the area. Sharing the drive was a house with a big industrial building and a bunch of old rotting cars laying around. On the other side of the lot was a new subdivision of cookie cutter homes on acre lots going in. Add in the float traffic on the river during the summer and you lost privacy. Then there were the bugs, as well as flood risk. We passed. Not only passed, we hated the area and stopped looking in the Bitterroot Valley.

Then this home showed up on my FB feed of our broker. I had my wife drive up and look at it. She called and said "you should come up and look at this. There's potential, but not sure (she was concerned about some of the dated features)." So I flew up to Spokane where my wife picked me up and drove me the 3.5 hours back to the Missoula area to view the house.

We like a sprawling single story home, not two story. That was this home. We also like cozy ranch, not friggin mansion formal. It was a custom design and build and after doing some work on it, it is well built. Exterior walls used 2x8 studs and were shot full of fiberglass insulation. In the dead of winter during an arctic blast, the furnaces will cycle on about every 3 hours. The home was designed to maximize views and it has them in spades from virtually every room. It was built in 1989, but saw low usage. Still things break as a function of age as well as use, But I am handy and have been going through the home inspection report and crossing things off. I'm just used to doing that stuff.

One negative is that the garage is just two single bays, but we have the room (24 acres) to build another right next to it. It would be nice to leave some cars up there and just fly up, though my wife prefers to drive with the dogs.

Oh and the fly fishing all along the Bitterroot is awesome and we also have the Clark Fork, Blackfoot, Rock Creek, East and West Forks of the Bitterroot to choose from.

Sounds like the builder didn't cut any corners. It's great knowing how to do that stuff yourself on houses and cars, even if you dont have time to DIY it you know what to look for in a contractor. I just taught myself how to install siding this summer and was up a 28' ladder doing it solo (should have bought a single story). I've done repairs before but never a whole wall. Used SmartSide engineered cedar shake which are only 4' boards so wasn't too bad. All my neighbors must think I am totally nuts (I am :banana because this is a solidly white collar neighborhood and nobody here does that stuff themselves except me. Turned out great and I was able to take the time to do the flashing details and stuff to the standard I wanted. Had to build my own sheet metal brake for the flashings. And nail guns are super fun of course. Still need to learn how to weld.

If you want world class fishing you need to visit Scotland if you haven't already. Not a fisherman myself but my dad is, who lives over there. And no bears to worry about.

Wow, that house! I hate cold weather with a passion, but dang, would put up with it for a bit if staying in a place like that. The land around it looks awesome to take an ATV out for a spin and explore around.

Quick question: you did the ATF drain yourself? Did you drop the pan or did you pull any lines to get all of the fluid out?

I use Mobil Delvac 75w90 Syntthetic in the differentials and transfer case, and Valvoline Synthetic ATF in the trans.

I do exactly the same. Delvac is a superb oil and Valvoline Maxlife is no slouch. I do all my own maintenance as well.

Quick question: you did the ATF drain yourself? Did you drop the pan or did you pull any lines to get all of the fluid out?

Drained and then pulled pan. Cleaned it and replaced filter. Then I filled with new in the amount that came out. I then pulled line coming from the cooler and did several cycles of starting and pumping out a couple quarts, shut down and fill, lather, lather rinse, repeat until the fluid that comes out is clear. Do it while the engine/trans is warm (see other threads on this). When at temp, the fluid should still dribble out the fill level plug. I think it takes like 11 to 14 quarts. Not a hard job, save for the repeated crawling under the truck.

There is plenty of area to explore by ATV. A lot of folks around there have side-by-sides for this purpose. Also for the hunting.

Was up at the home over Xmas and New Year recovering from foot surgery. I eventually got out of the cam walker boot and into my hunting boots and took a walk to the top of El Capitan Loop which our home is on and got some shots of the scenery on a spectacular day. Our home is in the middle distance with the Bitterroot Mountains across the Valley. Came home with 207+K on the odometer.

a well maintained high mileage T4R AND a "brother of the angle" in fishing speak? that's good stuff. beautiful piece of land, you're making my poor 'runner jealous with all the sitting in traffic it does.

how has the underbody held up to your harsh winters? i assume you guys use less salt and corrosives on the road than most places out east.
