It will probably take you a year to figure out how many hours you mow on average to know how often you do your 25 hour oil changes (I'd go 50 if you use Mobil-1 oil) Really, as long as you dont abuse it and work it too much, your only maintenance should really be oil and oil filter changes, spark plugs, air filters, and blades. Probably count on these all about twice a year with your three acres, as I assume the other 2.5 you wont be mowing as often as your immediate lawn. You may need a new deck belt every year or two, but depends on how hard you work it, and how often you engage/disengage the PTO.
As for storage, I'd recommend you store it inside or covered somehow. Any and all seats, no matter the brand or quality, will turn brittle, and crack, and dissentegrate in the sun. The paint will fade, the face on your hour meter will turn yellow. The wires exposed to the sun will have it's outer insulation fade, then harden, then crack, and water will get in and corrode the wiring. Water will also get in the bearings and switches, in your ignition, could get water in the fuel tank, etc. You really need to store it somewhere out of the elements when it's not in use if you want it to last and look decent for years to come.
I can tell, in an instant, when I pull a mower into our shop, whether it spends it's time stored outside, or in a garage/shop/storage building.
If you dont have a place to put it, but can arrange to have a small building erected to park it, just go get a cheap tarp from Home Creepot or Blowe's and a variety tube of bungees to cover it up until you can arrange permanent enclosed storage for it.
