What's $40K in investments going to do for you if the dollar fails?

Well if by fail you mean collapse or default then yes that would be a huge problem. But you can always diversify your investment across foreign currency, land, and precious metals.

In all seriousness, I would sit on your cash until Gold and Housing start to slip and put it in one/or both.

I think housing is over inflated and gold has not bottomed out.

Stocks is always a good way to go if you have done your research. I read someone else on here said to talk to financial adviser, that may not be a bad idea.

40K? Safest bet with highest return potential and least amount of work is mutual funds. Get 8-10% back and jut keep it in until you want something else. Flipping houses or having tenants is a lot of work with a lot of risk but has a much higher potential rate of return. Whoever said pay off your 4Runner at 1.9% must be joking. Hmmm, pay off 1.9% loan or make 10% with that same amount of money....
Please tell me where I can get a consistent 8-10% annual return on my money. Easily said, difficult to do. The Holy Grail of long term investing is just such a return. 10% doubles your money every 7 years.

It doesn't exist. Mutual Funds on ave did not perform at that rate from 2000-2010.

That is why it was called the lost decade. The stock market ended after ten years lower than it started, barely keeping up with a moderately low inflation.

Sure the Romney's made out OK but rest of America did not do well in stocks.

Ok so I have an extra $40K and I would like to invest it. My t4r is my only debt. I was thinking about buying an investment property and having it rented out (my city is growing rapidly, but houses in a good area are already very expensive), or just investing it long term into dividend-paying blue chip stocks to get a retirement fund going (in case I live that long haha...) I would start a business or something but I don't think I have it in me. Any advice?

yeah, real estate is a more reliable investment in a long term because it is not affected by economic turmoils (as much as stock markets for instance). moreover short term rentals promise you decent returns - about 5-7% yields. to find new tenants just hire a management company. though its service costs 20−25% of the total rental revenue, the expenses will be rewarded with higher occupancy rates. and it is worth trying investing abroad: the best option seems a one-bedroom apartment somewhere in the city center popular with tourists. Put it into some fully automatic weapons then lock them up, the real assault rifles. Those tend to increase in value as the time rolls on.
 

Guns seldom depreciate and ammunition never goes bad. Lord forbid you'd ever NEED to defend your home or your family; but it is better to have a means of protection and not need it, than to need it and not have it!

Where have you sold a firearm for even close to what you paid for it? I have never seen a profit turned from a firearm that was not a rare collectible. Usually I see guys at the counter trading in a firearm for less than 50% what they paid for it...

If I were going to invest my money it would be into something physical definitely. Call me a conspiracy theorist if you want, but I believe in spending the money while it's still worth anything. What's $40K in investments going to do for you if the dollar fails? I say pay your debt, then spend it on something nice, you only live once. I don't think $40K is enough to really put into a serious investment, but I'm not a financial adviser either.

40k is one hell of a start for an investment...

If the "system" collapses... why not have the assets in your possession? If you owe 30k on your vehicle and the system collapses, you'll maintain possession of your vehicle... and house... etc... no one is going to be going around repoing assets because no one is going to be making payments anywhere...

I believe in building and keeping a "reserve" of liquid assets for emergency purposes on which you could sustain yourself for a period of 3-12 months. For example if you lost your job... you could continue to live in your house at a reasonable standard of living while you searched for your next job...

I always liked the idea of purchasing land as an investment. In many places you can buy an acre of land for $1000 or less... Buying a plot of land in a location that has potential as urban areas grow to become the suburb can bring a big payoff in 20-30 years...
 
The NFA/Class 3 firearms. Examples Genuine HK MP5's, Colt M16's and so forth. Not your over the counter run of the mill firearms.

I had the same question decades ago, when laddering CD's was an option that paid well. good luck with it.
