My GF and I are planning on moving to Texas at some point here in the next year or so, so I am starting to consolidate and sell stuff that I can live without so I can walk into the Lone Star state with a fat wad of cash for our dream property.

When you say dream property, you talking somewhere in the Texas Hill Country?

And, I am sick of the cold. Been dealing with it my whole life.

If you drive by a ranch property in the hill country in a year and see a gate that says "The Blitz Ranch", that would be me.

Don't blame you there! I'm leaving this state when I retire, not so much weather related but politics and taxes are ruining it for us. Texas is high on the list, but I love my fishing and mountains and hunting so most likely Idaho for us. Best of luck!

Boerne is a great area. My family owns a house and slice of land in Wimberley where I spent many of my childhood summers. I have been to many beautiful places in this world, but I'm haunted by the memories of fishing the crystal clear, cypress lined creeks and rivers of the Hill Country.

Not sure if you're a fisherman, but trout fishing is accessible on the cold waters of the Guadalupe River from Canyon Lake dam down to New Braunfels.

Anyway, best of luck! You will love it here.

Boerne is a great area. My family owns a house and slice of land in Wimberley where I spent many of my childhood summers. I have been to many beautiful places in this world, but I'm haunted by the memories of fishing the crystal clear, cypress lined creeks and rivers of the Hill Country.

Not sure if you're a fisherman, but trout fishing is accessible on the cold waters of the Guadalupe River from Canyon Lake dam down to New Braunfels.

Anyway, best of luck! You will love it here.

Plus - if you buy some ranch land, and get another T4R, we’ll all do a meet up and fish down by your neck of the woods!

Not to discourage you and only because we heavily considered TX instead of moving here... but have you dealt with high humidity for longer periods before? Dont forget the property taxes are fairly high as well.

I flew out to Donnelly, Idaho and bought a 4Runner 5speed I had been wanting, and thought the area tremendous. I could put Montana on the list, but of course I've never lived in a place with REAL winters.

Watch which area you pick. Oregon gets you with 8% income tax, as well as super property taxes. Washington is better, Montana is as bad as Oregon tax wise.

Idaho is ok, not great but ok with low property values.

Just do your research. I had Texas high on my list but the weather and private owned property made me look elsewhere. I enjoy public lands and also would miss my Salmon and steelhead fishing as well as saltwater fishing!

But I want to stretch my retirement income as much as I can...and 8% income hurts!

I historically am more of a Fishee-man. I try to fish, the trout laugh at me, mock me and fish me more than I do them. LOL

I had the privilege of fishing the lower Henry Fork in Idaho several years back - arguably one of the most beautiful places I have ever been and walked away with zip. I could see the trout and I swear to God they were laughing.

If a trout had fingers, they would all be flipping me off.

Yes. Heat and humidity don't bother me in the least. Just makes those cools nights with a cold beer on the deck that much more enjoyable.

Real estate taxes are higher but there is no state income tax.

All that being said - I was born and raised in Colorado. I love this state. But it is not the place I grew up in. Way too many people anymore. Commuting sucks and you have to drive damn near to Utah to find any solace in the mountains.

But that doesn't matter... I am sick of the cold.
